So what’s trendy at the moment?

So what's popular at the moment!

Flip through a series of home decorator magazines and you'll find the focus is on light, space, clean lines and overall de- cluttered.

Most purchasers these days are attracted to neat and simple, economical and efficient properties that are clean and bright.

Low maintenance properties are very popular these days due to our busy lifestyles, the last thing you want to be doing is cleaning up all the time.

The time not spent looking after your property all the time can be spent with family and friends enjoying the wonderful outdoor lifestyle that Australia has to offer.

The trend at present is to adopt a feel of oriental gardens both Japanese and Balinese design emphasising on our warm climate and outdoor living.

Gone are the days where kitchens are separate to living areas, everything these days is contemporary offering a feel of togetherness not separation.

A big seller these days is when you open up the back of the home put in some French doors, bringing the outside in and allowing for the children to play in the backyard under the parent's constant watch.

Redesigning your home to suit you is not always the best thing for capital gain or future sale because getting too personal with your choice might not very well suit the buyers when it comes time to sell.

I might also just touch on what would be good to buy at present and bring up to modern trends. Purchasing a unit in a block that has potential, and bringing it up to modern day thinking is also a great way of capitalising on what people are looking for these days.

If you are able to buy into a small block and rally the body corporate to put on balconies, enclose carports turning them into garages, and render old brickwork, these are the sorts of things that will attract good solid returns when selling or renting. Knocking walls out inside to open up living spaces, and redoing bathrooms all add great value to a unit that can sometimes look fairly bland. Water views are a real bonus and will always assure you of a good strong capital gain, and will also allow you to on sell quickly in the slow times. If you can't afford water views, district views are the next best thing incorporated with a great location. This means close to parks, beaches transport and shopping centres.
