Currently, real estate is being marketed very differently from three years ago, most people are finding properties on market via the internet, or agents are contacting buyers from their databases before the properties even hit the papers. As a buyer, you would hope that your local real estate agent that you left your details with will contact you should one of these “Silent Sales“ become available, but the reality of it is you're not the only buyer out there.

Why Premium properties are often not listed and become Silent Sales?

From our experience, we find that when Premium property buyers attempt to do the house hunt themselves, not only risk revealing their identity which could cost them thousands of dollars in a negotiation, but also miss out on seeing some prime silent property. Great real estate sells itself, and in most cases within a 10 Day period. If a premium property vendor can sell their property quickly and silently without expensive marketing campaigns or invasive open home inspections, and control to an extent, their confidentiality, they will. Please note buyers, most premium properties are not listed publicly for confidentiality reasons.
