Option 1
Full Service – Your Complete Buying Solution
- Upon paying an upfront registration fee, both parties sign a standard purchasing agency agreement endorsed by the Real Estate Institute of NSW. This agreement runs for the term of 12 months. There is no limit to how many properties we will Search, Evaluate & Negotiate for you in that time frame.
- We then take your property brief and search through every property on the market, but most of all everything that is not advertised to the public market, we call these off market properties 'Silent Sales'- we then advise you only of properties that meet your criteria and price range.
- Once you have chosen your dream home or investment property, we will determine its true market value through extensive data analysis of recent local sales, and other relative information to ensure you are making a sound purchase.
- We can also assist in the coordination of solicitors, pest & building inspectors, property managers, valuers, PK Property Finance, PK Property Sales Advisory and many more industry related referrals should you require them. Please note: All external consultancy fees are at the client's expense.
- We will then proceed to counter misinformation, overpricing and emotional impulse buying to negotiate the lowest possible purchase price on your behalf.
- After exchange of contracts we will make sure everything is attended to in a professional and efficient manner through to the day of settlement.

Mixed Option 1 & 2
Sit Back, Relax, and be assured we are covering and delivering all Off – Market Properties to you.
- Upon paying an upfront registration fee, both parties sign a standard purchasing agency agreement endorsed by the Real Estate Institute of NSW. This agreement runs for the term of 12 months. There is no limit to how many properties we will Search, Evaluate & Negotiate for you in that time frame.
- We then take your property brief and only search for properties that meet your criteria and price range, and are totally off market. We don't touch the internet or papers. This service has been created for the internet savvy client that wants assurance they are covering 100% of what's presently for sale in the marketplace, not just what is advertised on the internet.
Please note: Should you find and deliver a property to us for valuation and negotiation before we can deliver an off market property to you, and a contract is exchanged, you only pay what's called an Option 2 fee which is considerably cheaper than our Option 1 fee. But should we deliver an off market property to you that you would never been able to find and we exchange a contract, our Option 1 fee applies.
- Once you have chosen or we have delivered your dream home or investment property, we will then determine its true market value through extensive data analysis of recent local sales, and other relative information to ensure you are making a sound purchase.

Option 2
You Search – We Evaluate & Negotiate (Multiple Properties)
- This service requires you to do the property search and then deliver as many properties as you like for us to evaluate & negotiate in a 12 month period. There is no limit to the amount of properties we will evaluate & negotiate for you in that time frame.
- Upon paying an upfront registration fee, both parties sign a standard purchasing agency agreement endorsed by the Real Estate Institute of NSW. This agreement runs for the term of 12 months.
- Once you have delivered to us your dream home or investment property, we will determine its true market value through extensive data analysis of recent local sales, and other relative information to ensure you are making a sound purchase.
- We can also assist in the coordination of solicitors, pest & building inspectors, property managers, valuers, PK Property Finance, PK Property Sales Advisory and many more industry related referrals should you require them. Please note: All external consultancy fees are at the client's expense.
- We will then proceed to counter misinformation, overpricing and emotional impulse buying to negotiate the lowest possible purchase price on your behalf.

Option 3
You've found your ideal property but need us to Evaluate & Negotiate on your behalf
- This service also requires you to do the property search and offers everything outlined in Option 2 but only allows for negotiations on one property purchase only, and can be upgraded to Option 2, Option 1 or Mixed Option 1 & 2 at any time without forfeiting your upfront registration fee.
- Upon paying an upfront registration fee, both parties sign a standard purchasing agency agreement endorsed by the Real Estate Institute of NSW. This agreement runs for the duration of the one property negotiation only.
- Once you have delivered to us your dream home or investment property, we will determine its true market value through extensive data analysis of recent local sales, and other relative information to ensure you are making a sound purchase.
- We can also assist in the coordination of solicitors, pest & building inspectors, property managers, valuers, PK Property Finance, PK Property Sales Advisory and many more industry related referrals should you require them. Please note: All external consultancy fees are at the client's expense.
- We will then proceed to counter misinformation, overpricing and emotional impulse buying to negotiate the lowest possible purchase price on your behalf.

Option 4
We are experienced Auction bidders
Auctions are notoriously unpredictable and can be difficult for the nervous or inexperienced. We will arrive on the day and bid on your behalf, eliminating all fear and uncertainties that are involved in the auction process. There are many creative tactics that can be used by an experienced bidder to ensure you achieve a great price at auction.
If you need anonymity or confidentiality on auction day, or for some reason you just can't be present, we will organise limited power of attorneys through your solicitor allowing us to bid and sign a contract on your behalf.
If you are the successful purchaser at auction, we will make sure all contracts are checked thoroughly before an exchange of contracts is executed.
If we are successful at purchasing the property under the fall of the hammer for you, our total fee is $950.00 GST inclusive. If not successful on the day we require an attendance fee of $550.00 GST inclusive. These fees apply to any price range.
Please note : Should the property be passed in at auction and we are instructed by our client to proceed with negotiations afterwards with the intent to purchase, our fee then reverts back to 50% of the full Option 3 fee.
Please also note: Should you upgrade to any of our other services being Option 1, Option 2, Mixed Option 1 & 2, or Option 3, you will not be charged the $550.00 attendance fee.
