1. What is the main difference between a sales agent and a Buyer's Agent?

The difference is simple. The Sales Agent is acting on behalf of the vendor to secure the highest possible price from the buyer. A Buyer's Agent negotiates with the Sales Agent for the lowest possible price and most favorable terms & conditions for the buyer.

2. What type of properties do you purchase and are they purchased for home buyers or investors?

At PK Property, we purchase anything with a roof attached. Our main focus is residential property for owner occupants and investors, but we have also purchased a number of commercial properties for clients over the years.

3. What suburbs do you operate in?

We have a “Three office – one team” approach. Our Sydney CBD office looks after purchasers in the Eastern Suburbs, CBD, Inner West and Southern Suburbs, while our Mosman office covers the Upper & Lower North Shore, Northern Districts, Hills District and Central Coast and our Manly office covers the whole of the Northern Beaches. 5. What makes you different from other Buyer's Agents?

The difference is our service that we deliver to our clients. We realised many years ago that the most effective way to deliver a property in the shortest possible time with six star service was to work in teams. We have more than one person working together to help you find a suitable property, one of whom is a qualified Buyer's Agent who will then evaluate and negotiate once the property is found. Most Buyer's Agents are only offering themselves as the owner of the agency, and that Buyer's Agent will do everything, resulting in a poor level of service and an often disappointing outcome.

14. Does a Buyer's Agent need to have a real estate background?

Yes, most definitely. Don't risk putting what is often the single largest purchase you will make in your lifetime in the hands of someone without adequate real estate and negotiating experience. Our fully trained and Licensed Buyer's Agents are ex-real estate industry professionals with no less than five years experience. It makes sense to use someone with a knowledge of the industry who can negotiate with the Selling Agent to secure you the best price.

16. Is your service only for high end buyers?

No, we operate in almost every purchase price bracket starting at $350,000 up to $50M Plus. Our client portfolio is diverse, and we purchase residential, commercial, & Industrial property for investors and owner occupants.

17. How hard do you negotiate to get me the lowest possible purchase price?

18. What if I find a property myself after registering with you?

PK Property is there to provide the full search, locate, evaluate and negotiation service so you can sit back, relax and have everything done for you. Once we have been engaged to provide our service, full fees are payable. However, should you find a property yourself that we have not yet identified, simply contact us immediately so we can evaluate and negotiate that desired property for you. Remember you are much better served by a PK Buyer's Agent who can use their skills and expertise to counter misinformation, and negotiate the best price, terms and conditions on your behalf.

19. How do you find these so called 'Silent Sales'/'OFF MARKET PROPERTIES'?

It would surprise you to know how many properties never appear in the press or on the Internet. At PK Property, we would never promise you a 'Silent Sale'/'Off Market Property', but it's good to know we are covering everything on the market, including those properties not advertised to the public. In certain price ranges, off-market properties can be as high as 70% to 90% of transactions.

There are many ways to uncover an off–market property:

  • Real Estate Agents call us first before they list a property for public sale
  • PK Property send out your property brief to our database of around 5000 agents
  • Sellers know to call us with their property before listing it with an agent for sale
  • Past clients call us before they sell, to see if we can match any of our present clients to their property
  • Having one of our Buyer's Agents approach your favourite street in the hope that someone will want to sell privately
  • When we sign a new client in most cases they have a property to sell once purchased

20. How do selling agents respond to working with PK Property?

22. Are you fully licensed and insured, and what professional industry associations do you belong to?

PK Property has professional indemnity insurance up to $2M and also holds a full Real Estate and Corporation License. We are also active members of The Real Estate Institute of NSW,.

23. What is the buying process and how long will it take?

We don't believe it's about how long it takes to find a property, but about the right property. The average turnaround time for investors is 30 days, and between 30 and 60 days for home buyers depending on stock available at the time.

24. Once I pay your registration fee is it refundable?

Our registration fees are non-refundable because we are here to finish the job. Our ultimate goal is to have a satisfied client that pays our success fee and is happy to share the experience of a job well done. 25. What happens if I cancel or put my search on hold?

If you decide to cancel your search for any reason all we request is seven days notice in writing. Please note once you have advised us of your cancellation in writing, your registration fee is non–refundable. Should you put your search on hold, your registration fee remains valid so that you can resume your search at any time.

26. Are Buyer's Agent's fees tax deductible?

Fees charged by Buyer's Agents may be tax deductible if buying an investment property but not for an apartment or house you intend to occupy. We recommend you consult a reputable accountant or tax specialist to determine your individual circumstances.

27. How do I know I am not paying too much for a property?

The due diligence we conduct for our clients on recent sales, positives and negatives of a property, and its present market value ensures our clients are not overpaying. With our own expert opinion on the present state of the market and the most qualified Buyer's Agents in the business, PK Property is able to negotiate a sale price significantly lower than market value and comparable values in most cases. 28. Can I provide you with a number of areas to search in?

29. What if more than one of your clients wants to purchase the same property?

Everyone has different criteria when it comes to property. Since we began in 1997, this has not occurred. However, in the event it does, the client who signed the agency agreement with us first would have first right to purchase.

30. Do you get any kickbacks or commissions from agents when acting on my behalf?

Most definitely not. We represent your interests only at all times with payment from you and no one else.
