Frequently Asked Questions
1.What is the main difference between a sales agent and a Buyer’s Agent?
The difference is simple. The sales agent is acting on behalf of the vendor to secure the highest possible price from the buyer. A Buyer’s Agent negotiates with the sales agent for the lowest possible price and most favorable terms & conditions for the buyer
2.What type of properties do you purchase and are they purchased for home buyers or investors?
At PK Property, we purchase anything with a roof attached. Our main focus is residential property for owner occupants and investors, but we have also purchased a number of commercial properties for clients over the years.
3.What suburbs do you operate in?
We have a “two office – one team” approach. Our AMP Centre office in Sydney City looks after purchasers in the Eastern Suburbs, CBD, Inner West and Southern suburbs, while the Mosman office covers the Upper & Lower North Shore, Northern Beaches, Northern Districts,Hills District and Central Coast. We can also refer you to other trusted Buyer’s Agents through our affiliations should you wish to purchase in other States. www.pbaaa.com.au
4.How experienced is your company?
PK Property staff are true professionals who have been in the real estate industry for many years. Our search consultants are all ex-property managers and our Buyer’s Agents are former selling agents. Their qualifications ensure you get the right information and buyer protection every time. Meet Our Team
Please note PK Property was the first Buyers Agent’s to establish itself back in Sydney in 1997 and since then has purchased well over 1000 properties with an estimated value of $2 Billion.
5.What makes you different from other Buyer’s Agents?
The difference is our full property search and negotiation service. We realised many years ago that the most effective way to deliver a property in the shortest possible time with six star service was to work in teams. We have more than one person searching for the right property, one of whom is a qualified Buyer’s Agent who will then evaluate and negotiate once the property is found. Most Buyer’s Agents are only offering themselves as the owner of the agency, and that Buyer’s Agent will do everything, resulting in a poor level of service and an often disappointing outcome.
6.Why should I use the services of PK Property when I could do it myself?
Purchasing property is not something you are likely to be involved in on a regular basis and many people are inexperienced or too busy to negotiate effectively. Many buyers waste valuable time looking at property that doesn’t meet their criteria or price range, but don’t know any better because they’ve been misinformed by the selling agent. A PK Buyer’s Agent will assess all of the properties – both advertised and non-advertised see Silent sales. This enables our clients to be exposed to everything that is available for sale and not just what is advertised in the press or online. At the end of the day you are much better served by a PK Buyer’s Agent who uses their skills and expertise to counter misinformation, overpricing and emotional impulse buying.
7.Why am I better off having you bid at auction on my behalf?
Auctions are unpredictable and can be difficult for the inexperienced to negotiate. We are experts in this field and from just $550.00 we will arrive on the day and bid on your behalf, eliminating all fear and uncertainties involved in the auction process. Some people prefer to remain anonymous or cannot physically attend so it is often easier for us to take care of the entire process and bid on their behalf. Email us to engage this service or for more information see Services and Fees.
8.How can PK save me money on my property purchase?
A PK Buyer’s Agent is armed with extensive knowledge in regards to research and analysis of past sales history, comparable data and much more. This enables you to make an informed decision, not an emotional one. Statistics show that the average person purchases a property every seven years, whereas our Buyer’s Agents are professional negotiators purchasing property on a daily basis and employ many creative techniques to ensure you pay the lowest possible price at all times. 14.Does a Buyer’s Agent need to have a real estate background?
Yes, most definitely. Don’t risk putting what is often the single largest purchase you will make in your lifetime in the hands of someone without adequate real estate and negotiating experience. Our fully trained and licensed Buyer’s Agents are ex-real estate industry professionals with no less than five years experience. It makes sense to use someone with a knowledge of the industry who can negotiate with the selling agent to secure you the best price.
15.Do you offer a service guarantee?
What we guarantee is to operate with integrity and honour so that your experience with us is one you would share positively with family members, friends and colleagues. Remember you are much better served by a PK Buyer’s Agent who can use their skills and expertise to counter misinformation, and negotiate the best price, terms and conditions on your behalf
19.How do you find these so called ‘Silent Sales’?
It would surprise you to know how many properties never appear in the press or on the Internet. At PK Property, we would never promise you a ‘Silent Sale’, but it’s good to know we are covering everything on the market, including those properties not advertised to the public. See Silent Sales
20.How do selling agents respond to working with PK Property?
Using a Buyer’s Agent is now a common occurrence when purchasing a property, and because PK was the first in Sydney, our reputation is one of experience and respect within the industry. We have been involved in one or more transactions with almost every real estate agency in Sydney, and are known for our strong negotiation skills and professionalism. One of the main advantages PK has over others is the large amount of property purchases we have completed since 1997 (approximately $2 Billion ). This has made us extremely well known in the marketplace, and gives us many advantages when negotiating property for our clients. At present we have close to 5000 real estate agents on our data base that are receiving our client property briefs every week. Another huge advantage of being the largest buyer’s agent in Sydney is that we have become the first port of call for agents to deliver their properties not publicly listed for sale. See Silent Sales
21.Are you available weekends and after hours should I need to contact you?
We deal with a lot of expatriate and overseas buyers and understand that part of our job is operating within different time zones. We also understand the urgency of a property negotiation and the emotion it entails. Therefore, we make ourselves available 24 hours a day, 7 days a week every week of the year. See Contact Us

See www.pbaaa.com.au
23.What is the buying process and how long will it take?
We don’t believe it’s about how long it takes to find a property, but about the right property. The average turnaround time for investors is 30 days, and between 30 and 60 days for home buyers depending on stock available at the time.
24.Once I pay your registration fee is it refundable?
Our registration fees are non-refundable because we are here to finish the job. Our ultimate goal is to have a satisfied client that pays our success fee and is happy to share the experience of a job well done. See Services & Fees
25.What happens if I cancel or put my search on hold?
If you decide to cancel your search for any reason all we request is seven days notice in writing. Please note once you have advised us of your cancellation in writing your registration fee is Non – Refundable. Should you put your search on hold your registration fee remains valid so that you can resume your search at any time.
26.Are Buyer’s Agent’s fees tax deductible?

27.How do I know I am not paying too much for a property?
The due diligence we conduct for our clients on recent sales, positives and negatives of a property, and its present market value ensures our clients are not overpaying. See Client Savings.
28.Can I provide you with a number of areas to search in?
Most definitely. The reason people hire us is to educate them on different areas and price so that they can work out exactly where they want to be and what their money can buy.
29.What if more than one of your clients wants to purchase the same property?
Everyone has different criteria when it comes to property. Since we began in 1997, this has not occurred. However, in the event it does, the client who signed the agency agreement with us first would have first right to purchase.
30.Do you get any kickbacks or commissions from agents when acting on my behalf?
Most definitely not. We represent your interests only at all times with payment from you and no one else.
31.Is there a checklist to help me choose a suitable Buyer’s Agent?
We have a Buyer’s Agents Beware Checklist for you to view. See Buyers Beware Checklist.
32.Does your business include property management or renovations?
Our specialty is as a Buyer’s Agency and we strongly recommend you avoid a Buyer’s Agent who says they do it all.
