Things are starting to get clearer
Well, we are into spring now and the clouds are clearing into where I think this market is heading until the end of the year.
It looks like stock is going to be very tight until Christmas other than the Western and Northern districts of Sydney, hence bringing stabilisation to the marketplace in most segments.
There are a lot of buyers in the marketplace circling like wolves ready to pounce at an opportunity, and I do think those opportunities will be more available this year than next. The media are giving the market a hounding at present especially that 60 Minutes program the other week, which was the biggest load of sensationalism I have ever seen.
The reasons listings are tight at the moment is because vendors are scared about spending the advertising money should they not get the price they want, so it's easier to sit back and watch rather than act.
Some vendors are still being unrealistic at present but in general if they really do want to sell, they are definitely meeting the market and bargains are to be had.

I think it's bargain time now till end of January 2019.
I really do believe that the market has stabilised in many areas, and as soon as the media start talking it up again, vendors will gain confidence and will start to not be as flexible on price and therefore opportunities will start to become few and far between for buyers.
