Understanding Building Inspections

When purchasing a property it is necessary to purchase a building and pest inspection to make sure that the property is safe and sound.

For professional indemnity reasons most pest and building inspectors unfortunately present reports that even an Aeronautical engineer could not understand.

Please understand that they cover themselves legally in these reports because they are one industry that opens themselves up to much litigation, due to the comprehensive job they perform.

So this means that they will pull the place apart to cover themselves from a legal point of view.

A lot of buyers receive reports and wonder why the place didn't fall down when they were visiting at the open inspection. In ninety percent of cases most homes pass the move in test, but please understand that most reports will on face value seem a lot worse than they really are.

If there are major easements running through the property, live termites, or subsiding foundations move on to the next home.
