Buyers agents are picking up some good deals for their clients, with a north shore couple scoring a waterfront Point Piper penthouse for just over $8.5m.
PK Property principal Peter Kelaher and Rebecca Allen negotiated the deal for the three-bedroom, four-bathroom apartment with double parking in the Sienna block at 8/38 Wolseley Rd.
The original guide for the property, which has Opera House and Harbour Bridge views, is understood to have been $9.5m to $10m.
Its overseas owner, who had bought the property for $8.25m a decade ago, only used it once or twice a year.
Mr Kelaher is predicting prices in affluent areas such as the east and north shore to start rising again next year.
“The east is already dragging along the bottom,” Mr Kelaher said.
“There could even be a bit of improvement over winter after the election because of pent-up demand and lack of stock.”
The Sienna block was built 11 years ago and the penthouse is one of only eight in the block.
The whole-floor penthouse, in the name of Qingxiang Shi and Yolnada Colusso, was listed for sale with Tim Abbott of Ray White Lower North Shore who couldn't be reached for contact.
The penthouse is described as being flooded with natural light with extraordinarily premium finishes in its realestate.com.au advertisement.
The features listed include heated Israeli rose stone slabs, blonde burr walnut timber featured walls, cream silk carpet, signature onyx and sandstone integrated with marble in the kitchen, which has Miele appliances.
The master suite has a walk-in wardrobe and spa bath in the ensuite.
The property also has large formal living and dining rooms with retractable floor-to-ceiling glass doors.
There's a second living space with a study nook.
The second and third bedrooms lead onto a balcony.
