Important points when purchasing

Some important things to identify when purchasing a property are the following which could save you considerable expense and inconvenience:

  • Is the building free from damp! Signs of damp, especially rising damp can be found around window sills, on ceilings and under floor coverings.
  • Are the roofing, guttering and downpipes in good condition.
  • Is the size of the hot water system large enough for your needs, and what is its present condition.
  • Does the house receive plenty of natural light and ventilation.
  • Turn on all taps to check water pressures and water hammer.
  • Check the number of power points. Are they suitably located.
  • Is the telephone connected.
  • Are paths and fences in good condition.
  • If there is a pool, does the fencing comply with safety standard regulations.
  • Are there sufficient storage facilities.
  • Is it possible to extend the house for future needs.
  • If the house has been extended in anyway, were these extensions approved by council.
  • Check inclusions clause, exactly what is included in the purchase price.
  • Will my furniture fit in the house, are doorways and passageways wide enough to move furniture around.
  • Are the bedrooms located so that they are reasonably free of living room noise.
  • Is the shower recess free from leaks. Test to see if water leaks through or under the screen.
  • Will the refrigerator fit, and is there room for a dishwasher and microwave.
  • Is there a floor waste drain so that overflow water will not run back into other rooms.

All these points and many more should all be taken into consideration at the time of purchase so as you are comfortable when moving in, and expenses are kept to a minimum.
