Why use a buyer’s agent?

Property buyer's agents are a relatively new concept in Australia, but are rapidly gaining popularity – particularly among the busy working professional both local and overseas.

Buyer's agents represent only one party in the real estate transaction – the buyer. Traditional real estate agents (selling agents) represent the interests of the vendor. Buyer's agents do not sell property, but should be licensed real estate agents and professional real estate negotiators.

Buyer's agents take a brief of a client's requirements, then search for and recommend suitable properties. They have access to many properties both on and off the market, and in most cases should be able to negotiate more than the fee they charge you.

Buyer's agents are experts at bidding on the buyer's behalf at auction and should be able to negotiate terms and conditions that suit the buyer not the seller. Kelaher says that the property market is really starting to gain some momentum now interest rates are at an all-time low and recommends that people looking to buy should buy now.

I really do believe we will have capital gains of around 5 to 7 % in Sydney this year and I really do urge people if they can afford it to take the leap of faith now.
