Real Estate Experts PK Property Search & Negotiators Explain Why Using A Buyer's Agent Will Soon Become Standard Procedure In Australia
Using a buyer's agent to purchase property is a relatively new concept in Australia; however, it's rapidly gaining popularity throughout the country. “It's important to protect yourself when purchasing property, so using a buyer's agent makes sense and will soon become a standard process here” says Sydney investment property expert at PK PropertySearch & Negotiators.
In 1997, the professionals at PK Property Search & Negotiators introduced the concept of a using a Buyer's Agent to the Sydney marketplace, making their objective to protect buyers during the property transaction process. Many years on, the idea is catching on like wildfire, particularly amongst the busy working professional both in Australia and overseas. Industry expert and buyer's advocate Mr. Peter Kelaher, who is also Managing Director for PK PropertySearch & Negotiators, says “When it's something as important as purchasing a piece of real estate, buyers deserve the right to be represented, just like the seller. I know this concept, which I brought to Australia many years ago, will soon become standard practice for purchasers.”
Purchasing a property as a home or investment isn't an eventtaken lightly by Australians. Particulars of the deal, such asprice negotiations, stamp duty, rates, and legal matters often overwhelm the least experienced of the transaction: the buyer and the seller. Hence, the seller engages an agent to represent their interests; however until 1997, the buyer was simply left to fend for themselves.
That all changed when PK Property Search & Negotiatorsrevealed their ‘Buyer's Agent' service to the Sydney marketplace 16 years ago. Their main focus was a simple, yet noble one: protect the purchaser during the property transaction process.
Mr. Kelaher states that “The services of a buyer's agent are a ‘must' for people that just don't have the time to be searching on weekends, and most of all, need help through what can be a property minefield at times.”
He further explains that “a Buyer's Agent represents only one party in the real estate transaction, and that's the buyer.” Traditional real estate agents, otherwise known as selling agents, represent the interests of the vendor (or seller). Mr. Kelaher continues by saying that even though a Buyer's Agent doesn't sell property, they “should be licensed real estate agents and professional real estate negotiators.”
With his extensive knowledge and familiarity within the marketplace, having purchased over 1,500 properties Sydney-wide since 1997, Mr. Kelaher comments on why he believesbuyer's agents will soon become a standard practice in real estate dealings, “It's logical to engage a PK Property Buyer's Agent because purchasers get the benefit of our expertise and industry knowledge to find the best home or investment. Then, because we know all the ins and outs, what the best prices are, and are skilled negotiators, we always obtain the best possible outcome for our clients.”
Mr. Kelaher further explains that when first meeting with a potential home purchaser, a Buyer's Agent will take a brief of the client's requirements, then search for and recommendsuitable properties. It saves property buyers time and money because “we have access to many properties both on and off the market, and in most cases should be able to negotiate more than the fee they charge you.”
What's more, using a Buyer's Agent is ideal for bidding on the buyer's behalf at auction because they can negotiate terms and conditions to suit the buyer, not the seller. Mr. Kelaheralso says that “the property market is really starting to gain some momentum now. Interest rates are at an all-time low and I recommend people looking to buy should buy now.”
He adds, “I really do believe we will have capital gains of around 5 to 7 % in Sydney this year and I urge people, if they can afford it, to take the leap of faith now.”
The real estate market is ripe for buyers, with low interest rates and eager sellers, making the demand for Buyer's Agents rise. Although it's relatively new to the Australian property sector, Mr. Kelaher urges buyers to “Use Buyer's Agents now, because they'll soon be a normal part of the real estate transaction. And because you deserve to feel confident that you're getting the best home or investment, at the best value for your money.”
