The PK Property Team purchases over $33M worth of property for their clients in June
The top end of the Sydney Property Market still seems to be performing well with our team making a great purchase at 44 Bower Street, Manly for over $13.5M. 'Off-Market' property seems to be all the go at present with vendors choosing to market their property this way for confidentiality reasons, and also to save money on marketing and invasive open inspections.
Another good purchase we made was 5A Hilltop Crescent, Fairlight for $4.775M which was totally off market. Our clients will be doing a knock down, re-build on that property which will give them the most incredible 180 degree city and water views.
The winter property market is still very patchy at present in many areas of Sydney, but the great news is that vendors and agents are wanting to do deals, and that means bargains are appearing for the first time in many years. P.s I will take a little bit of a disclaimer on my last comment as 'A Grade' property is still selling really well.
At the moment timing is everything and if you are in the right place at the right time you might just get that dream home at your dream price.

I am tipping the Spring property market to be very active this year with a good amount of buyers coming back into the market after a cold winter. So the bargains may only last in this winter period now.

I think it's a real waiting game out there at present on some properties, as they really need to get into the second week of their marketing campaign before the market really reports on what the property is really worth. And remember if the agent is going hard to sell you a property the last week before it goes to auction, you can be assured that you are the only party interested.
