Here are some questions to ask when purchasing a property which could save you considerable expense and inconvenience:
- Is the building free from damp? Signs of damp, especially rising damp can be found around window sills, on ceilings and under floor coverings.
- Are the walls free from cracks inside and outside?
- Are the roofing, guttering and downpipes in good condition?
- Is the size of the hot water system large enough for your needs, and what is its present condition?
- Does the house receive plenty of natural light and ventilation?
- Turn on all taps to check water pressures and water hammer.
- Is the telephone connected?
- Are the paths and fences in good condition?
- Are there sufficient storage facilities for your needs?
- Is it possible to extend the house for future needs?
- If the house has been extended in any way, were these extensions approved by council?
- Check the inclusions clause on the front page of the contract - exactly what is included and should there be anything else included that you can see?
- Will my furniture fit in the house, and are doorways and passageways wide enough to move furniture around?
- Is the shower recess free from leaks? Test to see if any water leaks through or under the screen.
- Will your refrigerator fit, and is there room for all your applicances? Also, is there a dishwasher?
