Negotiating is an art

Purchasing property is not something you are likely to be involved in on a regular basis. Many people are not experienced in negotiating property, and some are just too busy to give the necessary time to a successful property negotiation.

When negotiating for your home make sure that you are in a position to move quickly re- finance, solicitors, building and pest inspectors.

If you are sure that this is the property you want to buy, you need to move quickly to secure it.
When choosing a solicitor be assured that they specialise in conveyancing not litigation, as solicitors that are involved heavily in litigation are very hard to get a hold of.

The longer you drag out a negotiation the more chance you have of getting gazumped.
The word gazumped means that you offer one price and it is accepted, yet another buyer offers a higher price and the vendor decides to go with them.

This is perfectly legal as until contracts are exchanged on a property purchase it is up to the vendor what offer they take. Buyers don't start rejoicing when your offer has been accepted as it is never over until contracts are exchanged.
