We work and act wholly and solely on your behalf, and in your best interests only. In practical terms, that means we do not receive fees from the seller, therefore leaving us completely free to negotiate the lowest possible purchase price on any given property. As leading professionals in our field, we aim to offer a comprehensive list of services to our clients at reasonable prices. Consider it a smart investment on your property investment.
As a buyer you may engage our services under one of four options. I have outlined our Option 1 service in this issue.
Full Service
First we evaluate your wants and needs through a detailed property brief. We then proceed to search for your desired property by liaising with all selling agents in your chosen localities. We source property on the market and most importantly, our network of contacts allows us to source property that is not on the market. We call these properties "Silent Sales".
Silent Sales
Many selling vendors are not prepared to put their property to the public market due to confidentiality concerns and expensive real estate marketing campaigns. Due to our constant interaction with selling agents the availability of silent sale properties is reported directly to us, and in turn delivered to you. This presents a huge advantage to our clients - eliminating both competition in the marketplace, and expensive marketing campaigns, therefore allowing us to negotiate a lower purchase price in most cases.

Should you fall in love with a particular property or street, we would be more than happy to canvas that area in the hope of negotiating a private sale with a willing vendor.
In conjunction with Australian Property Monitors, we will provide accurate information on the realistic value of the property you wish to purchase. Please note that many things are taken into consideration when working out a property's present market value. Due to our experience in the industry we are able to extract a great deal more information from the selling agents than a normal buyer would, giving our clients a huge advantage in the marketplace.
The property is then put to the test both legally and structurally, with the incorporation of Solicitors, Building and Pest Inspectors. *Please note all external consultancy fees are at the client's expense.
Negotiating is an art, and there are many creative techniques that can be employed to negotiate advantageously for a buyer. We know them all.
Because we were once real estate agents ourselves, we are well aware of the tactics used by selling agents throughout the negotiating process. As experienced real estate negotiators we are there to level the playing field eliminating emotion on your part, and negotiating the best possible price, terms and conditions for you, our client.
Upon paying an up-front registration fee, both parties sign a standard purchasing agency agreement endorsed by the Real Estate Institute of NSW. This agreement runs for the term of six months. Our agency agreement may be cancelled with seven days notice, however, we do reserve the right to retain the up-front registration fee. During this six month period we will be working diligently and enthusiastically, putting forward properties for you to view on a regular basis.
To receive instructions on the purchase of property we require a standard up-front registration fee which forms part of our final "success" fee. This is non-refundable. The balance of the "success" fee is to be paid only after the contracts of sale have been exchanged. All fees are GST inclusive.
