No doubt, when you start looking for a home to buy and call your own, you aren't looking for just any home; you're looking for your 'Dream Home'. You already have an idea of what you want and are on a mission to find it. And rightfully so. Everyone should be able to find and purchase what they consider to be their dream home.

But don't be won-over by aesthetics before your scratch the surface. Here's how a trained building inspector and a skilled buyer's agent can save you a lifetime of stress, hassle, time and lots of money.

Once a dream house is found, it's critical that the necessary steps are taken to make sure the dream house is going to be remain a dream house. What this means is that even though a visual inspection has been done of the house and everything seems to be fine, there's really no way to determine if there's anything wrong with the house unless a building inspection is preformed.

Building Inspection and Reports
A building inspection should always be made before buying a piece of property. Although everything may appear to be perfect at first glance, a building inspector is someone who has been professionally trained to inspect a piece of property in order to list any issues the property may have, and that any new owners should be aware of before buying.

A building inspection report will assess the roof, foundations, doors, windows, ceilings, framings, plumbing, wiring, dampness and rot as well as make a report on any features that aren't meeting current regulations.

This will uncover most, if not all, of the potential problems that can't be seen with the naked eye. In many cases many of the problems identified will be superficial and aren't a deal-breaker per se. These are still handy to know as they will give you additional leverage in price negotiations – especially in the hands of a skilled buyer's agent.

But the reality is, there are still a select few sellers in the market that will take measures to deceive, cover-up and mislead buyers (it's amazing what a new coat of paint can cover up). Fortunately, an experience buyer's agent and building inspector can leave you in good stead to avoid these kind of dodgy sellers.

In order to make sure there aren't any unwelcome surprises when buying a dream house, be sure to take a few moments to set up a building inspection. It's the best insurance there is to making sure a dream house remains a dream home.
