The Market is all over the place
It's a very interesting market at present, and definitely not one an amateur should be dealing in. When I say amateur I mean someone that hasn't bought at least 6 properties or more in their lifetime.
A lot of properties are getting passed in or sold prior to auction, what a contrast from this time last year!'A Grade' property is still selling really well, 'B Grade' is selling ok and 'C Grade' not very well at all.
Most of the properties I am delivering to clients at present are what we call 'off-market' properties or 'silent sale' properties not advertised to the general public. The main reason for the influx of silent sales at present is because vendors are not confident in spending huge marketing costs in the hope of selling their property. There's no doubt in the last six months I am saving my clients more money than I have in the last 4 years in this market, so if you see something and things are just not adding up, please call me directly for some free independent advice.

The Sydney Market in general seems to be stabilising in certain areas from a report that came out from Core Logic yesterday. In areas that are highly sought -after and stock is low, it definitely has stabilised but areas of the Inner West, Western Sydney and parts of down South is still moving in the downwards direction.
