Always be very sure to ask your selling agent the following questions so you have some idea of how motivated the vendor is to sell, and an idea on where your negotiations should begin:
How long has the proposed property been on the market for?
Did it go to auction? And if so, what did it get passed in at, and furthermore what was the reserve price?
Are you the first selling agent to market this property over the last twelve months?
Has the vendor already purchased somewhere else?
It is most important to ask all these questions, reason being if a property has taken a long period of time to sell, in most cases there is a very good reason for this. For instance the vendor could be very unrealistic with their price, or it could be a more serious issue regarding a problem easement that is creating negative feedback on a property. Ask your selling agent all these questions and more, as that is his or her job to relay to you all the desired information you require.
In doing this you can save yourself a lot of wasted time, money and effort throughout the house hunting process.
