PK’s Sydney Property Market Update April 2019

Don't put your home purchase on hold

With April school holidays, Easter, an upcoming budget and Federal election looming - all that I can say is, get it all out of the way so we can get on with our lives!

I think buyers will find it tough over the next 8 weeks to find a property as stock will be thin due to all the interruption. That's why if you see something you like, it might be time to strike now to get a bargain.

The market in general has picked up in certain segments, and with negative gearing looking like it might get scrapped if Labor gets in, I dare say people will think about buying an investment property before the negative gearing changes get introduced in January 2020.

As I have been saying for weeks now, I really do think it's time to buy either an 'A Grade' property, or a 'B Grade' property and turn it into an A grade property, but just don't buy a 'C Grade' property at present as they will continue to go down in price.

As Warren Buffett once said: 'It's wise to be fearful when others are greedy and greedy when others are fearful'. At the moment auction competition is down because of fear (which by the way stands for 'False Evidence Appearing Real'), but remember sentiment only takes 4 weeks to turn around, and then instead of having three people bidding against you at auction you now have five or six, and then the property market starts its next uplift cycle.
