PK Team Exchanges Over $60 Million Dollars' Worth of Property in May 2021
Well, May was another cracking month for the PK Property Team, but as we hit the winter months, I am seeing that the market has definitely softened a little from the peaks of March and April 2021.
This will be sweet music to the buyer's ears moving forward, but unfortunately, there is a small problem to this blanket statement of mine; anything with warts on it at the moment is a little hard to sell, that being what I call a C-grade property e.g. no parking, bad floorplan, facing the wrong way, too far from public transport etc.
A-grade properties are still firing, and B-grade is still chugging along very well, but my main concern is that stock has gotten really tight again, and I am feeling that this market is going to stay steady as she goes for some time yet.

Auction clearance rates have dropped from 89% to 73%, and that is definitely a good thing for buyers, as that market earlier in the year was pure madness. Unfortunately, this market is not going to settle down any time soon as there are so many dominating factors that will continue to drive it until Christmas time. So, if you see something you like, my advice is buy it.
