Five charts that show the most popular suburbs to buy and rent in Sydney

The prestigious lower north shore suburb of Mosman, with its impressive mansions, harbour views and proximity to the CBD, is the most popular suburb in Sydney for house hunters.

It's the most searched suburb for homes for sale, followed by two eastern suburb stalwarts, Paddington and Randwick, and then Balmain, according to Domain Group's audience activity in February 2018.

It was just one of two suburbs on the north side of the harbour bridge – the other Neutral Bay – to feature in the top 10 most searched suburbs for homes on the market.

“Generally Mosman is the most searched suburb because it's such a big suburb,” Tim Foote, principal at Belle Property Mosman, said. “So that's not unusual – what is unusual is the clearance rates, compared to the rest of Sydney.”

He said despite the fact that the suburb was so big, homes were still selling for solid – but not overheated – prices.

It is mostly owner-occupiers looking in the area, because the investor part of the market had calmed down due to APRA lending restrictions, he added.

But when it comes to the most popular suburbs for Sydney's renters, Mosman doesn't make the cut.

Instead inner-ring suburbs win over renters who rank convenience and an easier commute above traditional suburban trappings like a big backyard.

The most searched-for suburb was the Sydney CBD, followed by Surry Hills, Paddington, Newtown and Darlinghurst.

Parramatta beat Bondi and Redfern in terms of renter preferences.

Selling agent Clay Brodie, of Ray White Woollahra, said proximity to the city made Paddington attractive, as did the range of properties on offer – from studio apartments to family homes.

He said when it comes to Sydney buyers, there is strong demand for homes between $1 million and $2 million.

“For $2 million to $3 million there's a bit of a drop off, and then for $3 million-plus, there's a resurgence.”

He also said there was a lot of “off-market opportunity”, with sellers looking for a quicker sale without having to go through the whole auction process.

“They know there are a lot of buyers in the area,” he said.

When it comes to what renters and buyers want from their future home, the message is clear: water, of some kind.

The most typed keyword in a search for property, whether it's for sale or for rent, is “pool”, followed by “waterfront”, and “views” – presumably ones with water.

“Pet” and “pet-friendly” are also a significant priority for Sydney's renters.
