LOCATION, LOCATION, GUT FEELING
When choosing a property to purchase, location is one of the prime considerations to not only suit your lifestyle but for good capital growth and resale value. Proximity to shops, schools, medical facilities and transport, should be at the top of your list when you are searching for property.
An important consideration not to be overlooked is local government maintenance in that area. Is the street kept clean? Does it offer kerb and guttering and good drainage facilities? Are the nearby playgrounds in good order, and if there is a creek is it kept under control in heavy rainfall?
If the street already has established medium density units, make sure that there is not a block of thirty going up right next door to you. Not only would you lose your privacy and sunlight with a block of units going up next door, but I dare say your sanity also, over the two years for construction. But please remember, there are positives to this also. Should your block of land receive re-zoning from council in the future allowing you to build medium density units of townhouses, you could very well be in a position where your block of land has skyrocketed in price over night, with developers and real estate agents knocking on your door continuously asking you to sell.
HOT TIP:
When agents are starting to call you back asking for your opinion on property you have visited at one of their open inspections, this is a very good indication that they have little or no activity on that property, or they are a true selling agent that communicates how they should!
